How it all works
We Offer our Services at no-cost to Landowners.
Our Process
Step 1 — Initial Consultation & Site Assessment.
We begin with an on-site meeting to understand your requirements and review your land. After this, our team carries out a detailed in-house assessment, including due diligence on development potential and a full land appraisal.
Step 2 — Offer & Legal Agreement.
If the site is feasible, we present a formal offer. Once accepted, the legal process begins. Solicitors prepare an Option Agreement between us and the landowner. We cover legal fees up to £2,500 + VAT.
Step 3 — Planning Application.
After the Option Agreement is signed, we prepare and submit a full planning application, including all surveys, reports and drawings. All costs are covered by us. The planning process typically takes 12–16 weeks from submission to decision.
Step 4 — Exercising the Option.
Once planning permission is granted, we formally exercise the Option Agreement and proceed with the land purchase. The landowner receives the previously agreed price in full.
Step 5 — Completion & Development.
When payment is received, the transaction is complete. Construction begins within the timeframe specified in the planning approval.
